Why is mold inspection necessary?

A mold inspection is necessary for many commercial, residential, and industrial buildings because of the health risks associated with a mold issue. Unfortunately, mold can be an invisible problem that can rapidly escalate beyond control when not detected early.

What does a mold assessor do?

A mold assessor performs mold testing on a property. Mold assessors take air samples using a special vacuum pump and test for airborne spores and specific mold types such as Aspergillus Flavus and Penicillium.

Mold and health issues

Mold exposure has been linked to several health issues and should be a critical concern for anyone considering purchasing or possessing a residential, commercial, or industrial property.

Some of the common health issues a mold inspection can help prevent include:

  • Allergies
  • Headaches
  • Coughing
  • Itching eyes and skin
  • Respiratory problems such as asthma and emphysema

Indications that you need a mold inspection

A musty smell in a home may indicate the presence of mold. One may also begin to notice structural damage to buildings such as crumbling drywall, infested floors, and ceilings, along with deteriorated wood.

Additionally, noticing any green or dark brown growth marks around damp, dark areas is a surefire sign that you need a mold inspection.

Common types of mold found in Georgia

There are over 100,000 different types of mold, and not all of them are harmful. In addition, mold comes in a wide range of shapes and sizes, with some varieties being completely safe; others even have therapeutic applications!

Characteristics of noteworthy mold discovered by mold testing in Georgia:

  • Stachybotrys chartarum (Black mold): A greenish-black mold that causes severe health problems. It thrives in wet building materials containing cellulose that have remained wet for more than 48 hours.
  • Chaetomium: The most common mold to grow in houses damaged by flooding and large water leaks. Chaetomium starts as a fuzzy white growth, and over time, it darkens to black.
  • Trichoderma: Commonly grows indoors where organic matter and sufficient moisture are present. Trichoderma is a toxigenic mold since it produces mycotoxins under certain circumstances. It will appear a greenish-white color.
  • Alternaria: A type of mold that grows in the bathroom due to moisture and ventilation problems. It is one of the most common types of allergenic mold. Alternaria appears as a brownish-green color.
  • Ulocladium: A black in color mold that can grow on drywall and carpeting. It is most commonly found in showers and appliances (dishwashers and laundry machines).
